Activity: holiday cottage and B&B rental — non-professional private individuals.

Article 1 — Purpose of the contract

This rental is granted and accepted as a holiday residence for residential use only. The tenant undertakes to use the premises peacefully and to return them in good condition. The rental concluded may not under any circumstances be transferred to third parties, whether natural or legal persons, without the express agreement of the owner. Any breach of this clause may result in the immediate termination of the rental at the tenant's expense.

Article 2 — Maximum capacity

The cottage is established for a maximum capacity of 4 adults. If the number of tenants exceeds the stated accommodation capacity, the owner may refuse additional persons. Any modification or cancellation of the contract will be considered to be at the tenant's initiative. Pets are not accepted.

Article 3 — Cancellation by the tenant

Any cancellation must be notified in writing to the owner.

— Cancellation before arrival: the deposit is retained by the owner. The balance of the stay may be requested if cancellation occurs less than 30 days before the scheduled arrival date.

— If the tenant does not arrive within 24 hours of the arrival date, the contract becomes void and the owner may re-let the property. The deposit is retained.

— In the event of early departure at the tenant's initiative, the rental price remains due to the owner. No refund will be made.

Article 4 — Insurance

The tenant is responsible for all damage caused by their actions. They are required to insure against rental risks such as theft, fire and water damage. A holiday liability insurance certificate is mandatory and must be presented on arrival. This coverage is generally included in your main home insurance policy — please check with your insurer.

Article 5 — River access and swimming

The property has direct access to the Lot. Swimming in the river is undertaken at the tenants' sole and exclusive responsibility. No supervision is provided by the owners. The river is a natural environment in which water levels, current speed and conditions may vary. The owners accept no liability for any accident, injury or drowning occurring in or around the river, whatever the circumstances.

It is strongly recommended not to swim alone, not to dive in unknown areas, and to observe current safety guidelines.

Article 6 — Supervision of children

Minor children must be under the constant and effective supervision of a responsible adult throughout the stay, and in particular near the river, the waterside garden and any area presenting a risk. The owners cannot be held responsible for accidents occurring in the absence of appropriate parental or adult supervision. The presence of very young children is inadvisable given the direct proximity of the river.

Article 7 — Security deposit and inventory

A security deposit is required on arrival. It is returned within no more than one week after the joint check-out inventory, less any deductions for damage found. Cleaning for normal use is at the owner's expense. In the event of abnormal use or exceptional soiling, the cost of restoration will be deducted from the security deposit.

Article 8 — Disputes

Any claim relating to the rental will be handled by the competent Court in the jurisdiction where the rented property is located.
